Balancing and estimating the financial budget will help you easily visualize the design and construction time of the house. Make sure the house design fits your budget to avoid spending too much time on editing.

Including: raw construction costs, finishing, interior, design drawings, construction permits, and additional costs (estimate an additional 10–15%).
For example: 1 billion → should prepare at least 1.15 billion.

Regarding legal and procedural matters, you can do it yourself, but it will take a lot of your time and effort. Entrust the contractor to do the construction, the parties will help you handle it faster.
Check the legality of the land
Apply for a construction permit (GPXD)

Time to issue a permit: 15-30 days (depending on the area)
Notify the ward/commune of the commencement of construction

PART 3: DESIGN & CHOOSE A CONTRACTOR
Come up with a design idea and start looking for a reputable contractor to help you realize your home ideas!
Collect ideas & needs:
Desired style (modern, neoclassical, minimalist, Japanese, Mediterranean…)
How many bedrooms, WC, floors, garage, yard…
Hire a professional design unit:
Experienced, committed to full drawings (architecture, structure, MEP, interior)
Choose a contractor:
Compare 2-3 units on price, progress, clear contract
Priority is given to projects that have been and are being implemented & actual feedback from old customers
PART 4: CONTRACT & SUPERVISION
Check the contract carefully to ensure the clarity and completeness of information from the contractor, which is also a commitment to the progress, quality and warranty of the project
- Sign a clear contract
- Items, time, materials, warranty commitment
- Penalty for delay or incorrect construction
- Choose a construction supervisor (self-supervision or hiring)
- Check input materials
- Monitor actual progress compared to drawings
PART 5: IMPORTANT NOTES
Waterproofing & electricity and water are the number 1 priority: Mistakes at this stage cause great damage later
Contingency (at least 10–15%)
Consider making a solid foundation, do not skimp on underground parts
Store all invoices, progress photos, construction logs
